Interior of a Kankakee home after a fire, stripped to the studs before rebuild

The first 24 hours

This is what happens after you hang up. The order matters, and it is the same on every job, whether the damage is water, fire or hail.

  1. 0 to 2 hours

You call, a person answers, and a two-technician crew leaves Schuyler Ave. The first job on site is to stop the damage: water shut at the main, roof tarped, or openings boarded with 7/16 OSB. We photograph every room exactly as we found it before we move a thing.

  2. 2 to 12 hours

Standing water goes out through truck-mounted extraction. Wet drywall, insulation and carpet pad are cut, measured and bagged. LGR dehumidifiers and air movers are placed and their settings logged. On fire jobs the smoke-affected rooms are sealed off and the air scrubbers start running.

  3. 12 to 24 hours

A moisture reading on every affected stud, joist and slab, written on the log with the time. Contents inventoried and salvageable items moved to the dry side of the house. You get a written scope of what we found and a phone call from Sheila.

  4. Day 2 to 5

Drying checked twice a day until every reading is back to the dry standard for that material. Roof replacement and rebuild estimates are delivered in the line-item format your carrier's adjuster reads. Equipment comes out when the numbers say so, not before.

How the insurance claim works

Most of the water, fire and hail work we do in Kankakee County ends up on a homeowner's insurance claim, so we set up every job for that from the first hour. Every photo is timestamped. Every moisture reading is written on a log sheet with the room, the material and the time. Every piece of drywall we cut gets measured before it goes in the bag. When the adjuster asks what was wet, the answer is a page, not a memory.

The claim itself is yours. You call your carrier, usually the same day we arrive, and they assign an adjuster who comes out to look. We are not a public adjuster, and Illinois law does not allow a contractor to negotiate a claim on your behalf. What we do is hand you and the adjuster the same package: the photos, the logs, the drying record and an itemized estimate in the line-item format carriers use, so there is very little left to argue about.

If the adjuster's scope misses something we found, we write it up as a supplement with the photo that shows it, and you send it in. Roof replacements in Bradley and Bourbonnais after the May 2026 hail ran five to seven weeks from first call to final payment. Water jobs are faster. Either way you get one written scope, one price, and no surprise on the last invoice.

Sheila Brandt going over the day's jobs with the Kankakee Restoration crew

Sheila Brandt, owner

I started this company in 2015 with one truck and a rented extractor, after a spring flood put three feet of river water into a house on Cobb Boulevard and the nearest outfit that would come was in Joliet, four days out. Eleven years later we are a crew of eight, we own every piece of drying equipment we run, and the phone still rings at my house at 3 a.m. That is on purpose. When your ceiling is on the kitchen floor you should be talking to someone who can send a truck, not a call center. Ask for me by name.

Founded 2015. Eight employees, no subcontracted crews. 480 S Schuyler Ave, Kankakee, IL 60901. Illinois Roofing License #104.020955 (Unlimited).

What Kankakee County homeowners say

A pipe burst above our kitchen on a Sunday night in January. Sheila's crew was at the house in about ninety minutes, had the water out by 2 a.m., and left three dehumidifiers running. Every reading was written down. Our adjuster had no questions.

Hail took out our roof in May. They tarped it that evening and had the new Duration shingles on within two weeks of the adjuster's visit. The estimate matched what the insurance company paid almost to the dollar.

Grease fire in the garage, smoke through the whole house. They boarded the garage that night and the smell was gone inside a week. Straight answers the whole way, and one invoice at the end.
